Stay away..terrible customer service
 
If I could give ZERO I would. This is the second time I am buying a Strata house but definitely will be the last. The after care is terrible and they just sit behind a desk and not support especially after raising a safety concern on my new property which was not cheap. Even the neighbours, builders and contractors that came to work on our house raised the concerns and said “this must be illegal” especially when we have a 2yrs old daughter. We have a HUGE drop in our front door which Strata refuses to fix even though other house types have steps, turf or railings. James Oram from customer service refuse to do anything!!! HUGE SAFETY HAZARD!!!! STAY AWAY!

no consideration for adjacent residents or the environment
 
At the Cleckheaton site the surrounding areas are now being flooded since the building has commenced. The manager on site does not want to know and is very rude when approached. I would be very wary of buying a house on this site as water has a way of finding its way back to the natural course.

Cracking of house
 
Brought a house 5 months ago and rendering started to crack, they didn't off to repair sent me to the NHBC who agreed that the cracking was over the 0.2mm and no current action taken. House has more cracking now and getting worst and they still won't repair. House is 5 months old !

Poor build quietly no sound proofing
 
Strata homes are building poor wuality properties as we found out. Sound proofing unacceptable with hollow floors. You may as well be living in the sam room as your neghbours as you hear everything. You cannot sit and relax due hesring every thumping footstep from yuor nieghbours and should you wish to sit in the lounge you get the hear the Bathroom toilet which is adjacent to the louge where the washing machine is and the noise is so uncomfortable. In the past 14 months there has not been a day where we have had a good night sleep. I cannot stress how bad the issue is. Strata customer care uninterested to put it bluntly. Cheap build properties and frankly my girlfirend and i cannot wait to sell up and move out. Buyers beware the quality is poor and we also have had many visits for snagging issues. many many issues of poor workmanship and faulty appliances

Very poor quality standards and appalling customer service

Strata and their contractors did not use reasonable care and skill when carrying out work on my new house and have failed to rectify defects within a reasonable amount of time, causing an enormous amount of stress to myself and disruption to my work. Their customer service are extremely unhelpful and make arranging repairs/rectifications incredibly difficult. Defects in flooring package (for which I paid an extra £2689): 1. Lumps under the carpet throughout the house. I suspect this is lumps of mud after speaking to other Strata homeowners whose floors were caked in mud. When reported, I was told by Strata that these had been removed but they haven't. I was disappointed to hear the Diagnostics Manager describe these as 'negligible' - to me they are certainly not negligible when I have paid such a large amount for the flooring package and I’m constantly stepping on hard lumps which is incredibly frustrating. UNRESOLVED 2. All tiling grouting was caked in mud which, after several attempts at scrubbing it clean myself, is permanently discoloured. Also metallic marks on hallway tiles. I was disappointed that the Diagnostic Manager's response to this was 'it will discolour over time anyway'. UNRESOLVED 3. Kitchen tiling poorly fitted- cut unevenly, chipped tiles, one tile has a corner missing, messy and missing grouting. UNRESOLVED 4. Ensuite tiling poorly cut- strata replaced 3 tiles but did not replace the poorly-cut tiles around the white goods. The sealant around the new tiles was very thick and lumpy, so this was re-done, to reveal the skirting board covered in cement by the tiler. The tiler also trailed mud up my cream carpet throughout the house, which he attempted to scrub clean with a sponge but it has not come up well, and took a chunk out of my lounge door with the corner of a tile. RESOLVED TO EXTREMELY POOR STANDARD AND CAUSED FURTHER DAMAGE TO PROPERTY 5. Carpets are poorly fitted around the edges throughout and lift up when hoovering. Carpets are under-cut in 2 places. UNRESOLVED 6. Metal strip between tiles and carpet scraped and dented – this was replaced and in the process the carpet fitter covered my white chalk-painted kitchen cabinet in black handprints when moving it, which I was unable to remove and required a re-paint. RESOLVED WHILE CAUSING DAMAGE TO PROPERTY Other defects in the house: 7. Washer/dryer makes the water pipe bang 2 floors above. After coming back several days to attempt to resolve this issue (which involved cutting a hole in my lounge ceiling, removing the bath panel, causing 2 water leaks- one through my lounge ceiling and another at the stopcock), a 'temporary fix' has been carried out by attaching a shock absorber which has reduced the noise slightly and temporarily. The noise has returned, plus an additional 'cracking' noise when I run taps. After this work was carried it I also experienced low water pressure, after several attempts at requesting Strata to send the plumber back (I was repeatedly told it was normal), when he finally returned he found a large stone near the stopcock blocking the pipe. Strata have informed me that nothing more can be done to resolve the banging pipes issue and advised me not to use the dryer at night. (several days) UNRESOLVED 8. Sky plus point doesn't work. The Sky engineer advised that poor quality cables that crumble easily were installed, Strata refunded this. UNABLE TO RESOLVE - REFUNDED 9. Leaking sink around the edges. Strata carried out a 'quick fix' by applying sealant on the outside edge which quickly wore away and the leak returned. The kitchen fitter was then called out to seal the sink correctly. (2 days) RESOLVED 10. Balcony rails scraped. A young builder resprayed this, while instructed how to do it by the site manager stood below outside. Some scrapes have been covered and some missed. RESOLVED TO POOR STANDARD 11. Sticker scraped off a kitchen panel using a sharp object. Strata arranged for this to be resprayed, in the process he over-sprayed onto the ceiling which required the painter to come back. (2 days) RESOLVED 12. Faulty lounge door was replaced, the handle was put on wonky and was very loose. The joiner came back to fix this and in the process took a chunk out of the wood below the handle. The plastic surgeon had to come to correct this. (3 days) RESOLVED 13. Downstairs fire door does not swing fully shut. Strata came to fix this, left a large gap in the doorframe to make the adjustment and the problem has returned. UNRESOLVED 14. 3 window handles rusty. Strata arranged for these to be replaced. Different, unmatched handles were installed (and remain), 1 of which didn't lock so had to be replaced again. (2 days) RESOLVED TO POOR STANDARD 15. Downstairs shower leak. RESOLVED 16. Roof soffit wasn't finished on one corner. Strata tried to tell me that this had been sorted twice before they actually completed he work, leaving it unfinished for several weeks. RESOLVED 17. Paving slab on outdoor path cut in half. Strata tried to tell me this small area of land (approx. 25 x 60cm) had a camber so it had to be cut in half. They eventually agreed to change the slab, but have made a mess with cement in the process which still remains. I asked them to clean this up, which the did and in the process damaged the slab and the 5 surrounding slabs with scratches. UNRESOLVED 18. Plastic panel between fridge and kitchen unit falls out- Strata put it back in without adding extra adhesive, problem remains. UNRESOLVED 19. Letter box flap fell off- resolved. Paint on front door left scraped- remains. RESOLVED TO POOR STANDARD 20. Upstairs balcony door doesn't lock. The Diagnostics Manager told me this is normal, however, the identical balcony door on the floor below does lock. UNRESOLVED 21. Bathroom extractor fan was stuck on full power and didn't dip when the light was switched off- this had been reported twice over 3 weeks to arrange repair. RESOLVED 22. Outdoor light developed rust patches within 3 months- replaced. RESOLVED 23. Wardrobe door mirrored front not fitted into frame correctly and falling out. RESOLVED 24. Front door doesn't lock correctly every time, Strata have told me this was fixed but the problem returns occasionally and I have to double check every time I lock it. INTERMITTENT FAULT REMAINS 25. I was incorrectly informed that pets wouldn't set off the security alarm when purchasing. Standard sensors were installed and the alarm was set off frequently by the cat, sensors had to be replaced with pet-tolerant sensors. RESOLVED 26. Chunks of wood chipped out of downstairs and lounge doors. RESOLVED 27. A bare strip of soil was left by the garden path where a shrub should have been planted. When reported, Strata stuck a few twigs of privet in the ground which promptly died. UNRESOLVED 28. 1st floor fire window was jammed shut for first month. RESOLVED I have made several attempts to arrange rectifications to the flooring package in particular with Strata recently and I am not satisfied with their response. Strata's only offer is to keep returning indefinitely and they are failing to acknowledge and arrange for all defects discussed to be rectified, despite me having sent pictures, being visited by the Diagnostics Manager (where all flooring package defects were pointed out in full), and reiterated defects to them in writing on several occasions. I have agreed to allow Strata to return once they have confirmed that the full list of flooring package defects will be rectified, rather than the partially complete list that they are proposing. I have advised that I am unable to accommodate them returning once again should they fail to carry out work to a sufficient standard on a 4th attempt, as I am unable to have time off work without losing pay. Should this occur, I have requested a refund for the flooring package from Strata, since I have lost confidence in Strata and their sub-contractors to rectify the work and would like a full reimbursement so I can instruct my own tradesman. Strata, however, have a policy of not paying compensation or providing refunds for poor quality workmanship. To date, I have had to take 10 days off work to allow Strata to carry out rectifications, equating to approximately £1150 in loss of earnings. These number will rise due to the amount of unresolved issues outstanding.
